This concept organizes the project into a 5-story podium and a compact tower form above that incorporates both retail and the hotel/support units on the south end of the site. The concept for this proposal seeks to create a progressive, organic, modernist architecture while maintaining a simple, elegant form. The street level incorporates public plaza space with green zones on the south end of the site and creates entry points at the south face as well as at the tangents of the tower’s curve. The podium of the building incorporates retail, commercial meeting spaces and offices. The podium incorporates similar fenestration patterning and detailing, but the rectilinear form allows the tower to remain a separate formal expression. The modified oval-shaped floor plan of the tower is cut back on the south façade to provide both balcony space and solar shading. Additional balconies on the east and west facades are inset to increase southern exposure and views. This creates a sculptural expression within an efficient floor plan, as the balconies weave their way up the tower in a fluid, changing pattern. The rectangular extensions on the north façade provide southern views and natural light for northern units. The fenestration is drawn from vertical weaving patterns, resulting in an active, dynamic expression. |
